TERMS & CONDITIONS

APPLICATION :

Application for Allotment of Apartment should be made on the prescribed application for duly signed by the Applicant along with ramset money BOCHILA CITY DEVELOPERS LTD. Has the right to accept or reject any application without assigning any reason there to.

ALLOTMENT:

Allotment will be made on first come first served basis. Upon acceptance of application 30 % of the Total Price to be Deposited as a Down payment then BOCHILA CITY DEVELOPERS LTD.Will issue an allotment Letter in favor of applicant. The allotted is not entitled to Transfer the Apartment to third party till them is handed over to him/her. 

PAYMENT :

The Allottee will make the payment as per payment schedule mentioned in the Legal agreement. All payment should be made by A/C payee Cheque/Bank Draft/Pay Order in favor of BOCHILA CITY DEVELOPERS LTD.Allottee willing to make full payment in one time, will be rewarded with substantial rebate.

INSTALLMENT:

After Down payment Completed the Balance Due amount will be paid Monthly Installment basis the Installment Duration time is 24 Months.

 

DELAY PAYMENT :The allottee will be liable pay Delay charges of 5% per 30 days on the defaulted amount.

CANCELLATION OF ALLOTMENT : If any installment is delayed by 30 days or more. The Developer BOCHILA CITY DEVELOPERS LTD.Shall have the right to cancel the allotment without any notice to the allottee. In such case Buyer?s Deposited amount will be refunded after sale out the same Apartment to a new Customer. In that case Tk. 10% of the total sale amount will be deducted from the Buyer as incidental charge, If flat cancel, You will back money after Flat Sale.

CANCELLATION TIME : The Construction of the Project is scheduled to be completed within 36 months from the Date of Construction. This time schedule may be extended due to unavoidable Circumstances beyond the control of Developer like natural calamity, political disturbance or non availabilality of quality material etc.

POSSESSION : The Allotter shall have to clear about the payment on entire Apartment price, other charges and dues pertaining to his / her shares of Flat. At the same time the allotters should pay registration cost as per legal & miscellaneous Expenses.

DOCUMENTATION COST: The Allottee shall bear all costs related to Registration as stamp duties, Registration fees, Govt.Taxes, VAT.Gain Tax etc, including legal and miscellaneous Expenses including sales permission to be incurred in connection with Apartment?s ownership Transfer.

SERVICE FACILITES / UTILITES COST : All connection fees / charges, security deposits and other incidental Expenses relating to Gas, Power, Sub-Station, Sewerage, water connection will be on the Buyer?s account.

DEVELOPER?S RIGHT: The Developer reserves the right of making any alteration, addition, omission or revision of the architectural and structural design or drawing and minor change in specification for the project without prior notice to the buyer or any Legal Authority.

LEGAL AGREEMENT: The Allottee and the Developer will have to sign a formal legal agreement mentioning the Terms & Conditions in Detail many of which are not been covered here.

  5. Local homogenous Tiles Flooring.
  6. Exterior surface of the Building will be painted with snowcem / Interior walls ceiling, main lobby and stair case will be painted with plastic paint.

STRUCTURAL:

  1. RCC Framed structure on cast in situ Pile / ISOLETED column footing.
  2. Stone chips will be use for Foundation and column and Picked jhama chips for other RCC work.
  3. High strength BSRM/KSRM/AKS 60 and 40 Grade Deformed mild steel bar of required size will be used as per Design for Reinforcing work.
  4. AKIJ/MIR/Seven Rings Cement will be used for Reinforcing work.
  5. No-1 Quality Bricks & Chips will be used for Reinforcing work.

 

TECHNICAL:

  1. Required size underground and overhead water reservoir with water lifting pump.
  2. Concealed Electric, Telephone, Water and Gas Line.
  3. Individual Electric Meters for each Apartment.
  4. Best quality local Electricity wires and Electric M.K Chinese Switches.
  5. Adequate power points for Air Conditioners, Geyser, Fans, TV / STV connections etc.

BATHROOM :

  1. Best quality local sanitary wares with plastic Door ( RAK/Rocky) or Samilar.
  2. Up to 7? Height (8? x 12?) Local Made homogeneous Tiles (AKIJ/RAK/Monalisa/DBC/Swan) will be Used.
  3. Best quality Local Fittings with RAK / STAR  Commod.
  4. Mirror and Towel rail with Shower and Basin.
  5. In Master Bathroom Concealed Hot and cold water lines.
